a stunning, luxurious property located in the private garden of the owner’s home, ideal for couples or families looking to enjoy a seaside escape or a ramble on the south downs. the gently shelving, shingle beach can be accessed via a twitten 200 steps away and is a great spot for kitesurfing. worthing (2 miles) offers a traditional pier, a palm-lined promenade, and a fantastic food scene. walk or cycle to the many surrounding beaches at goring and kingston or catch the coastal bus to brighton one way or arundel and littlehampton the other. brighton, with its iconic royal pavilion, famed independent shops and welcoming pubs is just 8 miles away, and lancing train station (1 mile) also provides regular direct services to london. located at the foot of the south downs, walking opportunities nearby include the ruined iron age fort at cissbury ring (8 miles), and highdown gardens (9 miles).

I’ll never forget the drive down to Lancing last weekend – what should’ve been a straightforward jaunt from London turned into a proper comedy of errors. Satnav decided to play silly buggers just as we hit the M25, rerouting us through some godforsaken detour via Horsham that added a good hour. Then, to top it off, I managed to spill my entire thermos of tea all over the passenger footwell right as we merged onto the A27. My other half, ever the patient one, just mopped it up with a spare sock while I muttered apologies and cursed the traffic gods. By the time we trundled into this quiet corner of West Sussex, anticipation was bubbling – we’d been dreaming of a seaside unwind, and the sun was peeking through the clouds like it knew we needed it.

Pulling up to the property, though, all that arrival chaos melted away. Tucked away in the owner’s private garden, it’s this stunning, luxurious little cottage that screams perfect getaway for couples or a small family like ours. First impressions? Blimey, it was love at first sight. The place has this cosy, elegant vibe – think welcoming porch strung with fairy lights, flowerbeds bursting with late-summer colour, and a garden that feels like your own secret hideaway. We stepped inside, bags still half-unpacked from the car fiasco, and were hit with that instant ‘ahh’ moment: airy rooms with big windows framing the South Downs in the distance, a kitchen that looked ready for lazy breakfasts, and a lounge begging for evening wine sessions. It’s the sort of spot that makes you exhale and think, ‘Right, this is exactly what we needed.’

No time wasted shaking off the journey mishaps – we dumped our stuff and headed straight out. Just 200 steps down a charming twitten, there’s this gently shelving shingle beach that’s an absolute gem. We arrived as the tide was pulling back, and it was buzzing with kitesurfers catching the breeze – proper exhilarating to watch, even if I’m far too chicken to try it myself. We pottered along the pebbles, dipping toes in the sea, laughing about my tea-soaked sock still airing on the dashboard.

Next morning, a quick wander took us to Lancing’s beachfront, only two miles off. Worthing’s pier came into view soon after – that classic British seaside icon with its arcade lights twinkling even in daylight, and the palm-lined promenade packed with dog-walkers and ice-cream lickers. We grabbed fish and chips from a no-nonsense spot (crispy batter, mushy peas perfection) and ambled back via Goring beach, where the sand dunes had us scrambling like kids. The food scene in Worthing surprised us too – popped into a little café for flat whites that could rival anywhere in London, all without the pretension.

A gentle cycle along the coastal path to Kingston beach was the highlight, wind in our hair, spotting seals bobbing offshore. Even nipped to Lancing station, just a mile away, to eye up the train times for future jaunts. Being at the foot of the South Downs, we couldn’t resist a short uphill ramble – nothing too strenuous, but those views over the fields and sea had me pausing for a proper reflective moment. Sat on a bench, tea in hand (in a proper mug this time), I thought about how these little escapes recharge the batteries like nothing else. Amid the arrival pandemonium, this cottage delivered pure magic – chaotic start, brilliant reset. Can’t wait to go back.
